Methodology
How we compute it
- Only Aquarium’s own live, published listings are counted. No third-party data, no transactions.
- Sale listings count from 50.000 € and 20 m² up; a price per m² is kept only between 500 €/m² and 30.000 €/m². Anything outside is treated as a data error.
- A median is shown only when at least 5 clean listings stand behind it; otherwise the cell reads “—”. The small n= is that sample.
- Rents count between 300 € and 50.000 € per month.
- Parent areas include their sub-areas: Vouliagmeni includes Kavouri, Vari includes Varkiza.
- These are asking prices, not transaction prices. Final sale prices are usually lower.
- The index is recomputed every hour.
